ACT Pool Compliance Checklist

Pool and spa barriers in the ACT must meet safety standards under the Building Act. This checklist helps you prepare for an inspection and obtain a Certificate of Compliance when selling, leasing, or upgrading your property.

When Do You Need Certification?

  • Before sale or lease of the property

  • During compliance upgrades

  • When applying for certain renovations or permits

Fence & Barrier Standards

  • Fencing must be ≥1200mm high and continuous

  • Gaps under the fence or between vertical rails must not exceed 100mm

  • Gate must swing outward and self-close and self-latch from all positions

  • Latch must be ≥1500mm high or housed in compliant shielding

Spas & Temporary Pools

  • Spas must have compliant fencing or certified lockable covers

  • Inflatable or temporary pools ≥300mm deep require compliant safety barriers

Common Fail Issues

  • Gate does not latch reliably every time

  • Climbable objects or plants within 900mm of fence

  • No visible CPR sign within pool area

  • Fence height under 1200mm in any section

Certificate of Compliance

You’ll receive a Certificate of Compliance from a licensed pool safety inspector once all criteria are met. This is required for sales and leases. If issues are found, you’ll need to rectify and rebook an inspection.
